Not a lot has changed since our last update. We are exchanging contracts with our conveyancer tomorrow - 5% has already been paid so it should be a simple process.
We don't have a date for registration. Some people in Stage 2 are saying by the 31st March and others are saying mid to late April. I'm not really fussed as if we aren't in by the 5th October than it will at least give us time to have the wedding, pay everything off etc before our full mortgage repayments start.
No roads down yet on our street which is a little disappointing. Hoping to go out there tomorrow with the other half to see if much has changed.
I'm assuming the next stage with the builder is colour selections etc? This excites me and scares me but I have a pretty solid idea on what we want so hopefully its not too stressful. I have only got a few weeks till uni goes back and then life is going to get crazy for the next few months :)

Contracts Signed.
On Wednesday we met with our builder and signed the building contract as well as the nomination form for the land! Officially secured.
We have heard from our fellow neighbours that our land has been pegged to register/settle on or BEFORE the 31st March 2014. Just over two months to go!
Builder is going to try and set out there and have the soil tests done. We have a H class slab accounted for as well as piering so I don't think we will have too many problems there.
I'm hoping we should exchange on the land in the next week or so - 5% was paid initially by the builder and we have now reimbursed them so there shouldn't be any issues.
Now I'm just hoping for a dry winter atleast until lock up anyway!

Loan is APPROVED!
I got the wonderful email from our lender today to say that we have FORMAL BANK APPROVAL! It was an amazing feeling after a long wait but its done now so we get to move onto the move exciting things.
We have called the builder to organise a meeting to sign contracts and exchange on the land... then I think its colour selections :)
We want our first night as a married couple to be in our brand new home so we have EVERYTHING crossed that it will be done by the 5/10/14 but who knows. I'm just happy we have the bank approval :)

Still waiting...
We haven't really progressed from Monday unfortunately. Its starting to get me a little overly stressed and frustrated but I know there will be many parts of this process like that.
Apart from two emails this week - one asking for updated payslips and the other asking to clarify something about the finance plan we have on our wedding rings (no interest great repayments) as one of our payments bounced over the Christmas holidays due to all the dates of our loan repayments and incomes changing around.
As of 5pm today we haven't heard anything - not even an email to say that she is still working on finalising everything. I know she said on Monday she is getting snowed under doing 4 peoples work so I'm really hoping that is all it is.
Builder should be back on the scene on Monday so I'm really hoping we hear something Monday/Tuesday - I want to get all our selections etc sorted because I start back at Uni end of Feb because once I'm back at Uni life is going to get really hectic again.

Waiting for formal approval
We are currently waiting for the bank to give us the final approval (with EVERYTHING crossed of course!).
I spoke to the lender yesterday and she said that the valuation has come back and she should have everything finalised by the end of the week - now I'm trying really hard not to jump the gun and assume that this means everything is okay and that they are going to approve us?
She emailed me for pay slips this morning as well.
I have got every part of my body crossed that we will get the approval and can work on getting everything finalised with Meridian.
I have never been a patient person but this whole process is certainly forcing me to learn.

Last update of the year!
There hasn't been a lot of progress since our last update!
It has been a slow few weeks with the back and forth between the lender and our conveyancer but they seem to have sorted all each others queries now.
Our lender sent off our loan application to the valuer so we have currently got everything crossed that it goes through without any issues. I do wonder how they value it off the plan but I don't want to question it too much at this stage!
We also went out and had a look at our block yesterday - they haven't opened up the roundabout yet but it wasn't exactly hard to slip through the barbed wire fence. Our block is flat as flat - which is great but also makes me query the need for steps at the front? Something to bring up with the builder once its registered I suppose.
They haven't done the guttering yet - it looks like they are getting all the services in at the moment! The other half said that they can do the roads and guttering in a week or two if they pull their finger out.
Registration has been released for Stage 1 for the first week in March with Stage 2 (thats us!) a month later which puts us in early April which is fantastic.
I doubt much will happen with the bank until after the 6th of Jan but I would really like to get the okay from the bank so that we can sign everything and get it all confirmed and locked in.

A few added extras and a signed fixed tender!
So we have our fixed price tender back and we are overall pretty happy with it.
We asked for a few extras to be added in
1. Floor to ceiling tiling in the bathroom and ensuite $3000
2. Glass splash back in the kitchen $650 upgrade
3. Upgrade the benchtop of the Quantum Quartz Deluxe range $350
We they were also about to lock in site costs (well as well as they can) they came in at $7k so pretty happy there too!
We aren't sure if we will be going ahead with the tiling at this point. We are going to wait to see how finances go over the next 6 months and see if we can spare the extra cash. I really like floor to ceiling tiles and the inclusions is only skirting so we shall see!
We also drove past the development today and were pleasantly surprised to see roads, footpaths and street lights! So we may defintely be on track for a Feb/March registration but we will just have to wait and see.
So the ball is now in the court of the bank... I have emailed everything to our lovely lender to see how it works from here. We signed loan documents almost 10 days ago so hopefully that started the ball rolling. We have (almost we are about $150 off) the 5% deposit for the land and house which is what we need to exchange with the builder in the coming weeks.
I'm a little nervous that we will get knocked back for finance but I've got everything crossed that we have done everything that our lender has asked for and we are in the right range.
